Big Sky Wave Development, has applied to the City of La Quinta for a change in zoning of a 386 acre parcel of land at the base of Coral Mountain west of Madison Street between Avenues 58 and 60. The resort that is proposed to includes: 

 A 16.7 acre wave/surf pool,  600 short-term vacation rental units, and       

private recreational facilities. Local Residents are concerned with the change from low-density residential to commerical-tourism and that the project will use excessive amounts of water (during a drought, nonetheless), and that the La Quinta community will be forever changed from the current peaceful neighborhood atmosphere to a "never-ending cycle of sporting events and other party festival-like attractions".

The proposed 3.4 million square foot distribution (warehousing and trucking) center was approved by the City's Planing Commission and is now being appealed to the City Council.  Some of the major concern are that the project did not conduct a proper review under CEQA, the required findings did not adequately address the impacts of the project, the project was not properly reviewed by certain environmental and regional transportation agencies, and the demands the project will put on local resources/services (water, power, emergency services, etc.)
